Leasing Questions
No appointment is necessary to tour our community; however, it is always appreciated if you call ahead to ensure we are available to provide adequate time for you to tour and ask questions. Please arrive no later than one half-hour before closing if you would like to tour the property. Everyone over 18 must have a valid photo ID to tour the community. Our leasing office can be found for both communities at Riverwalk Apartments, 115 Perry St., Grand Ledge, MI 48837.
Our apartment homes are priced individually based on the amenities and features.
Application fees are $25 per person 18 and older occupying the apartment at Riverwalk or $25 per person 18 or older occupying a Pinehurst townhome. You may pay these online by credit card; a small fee will apply. Each community requires a $100 administrative fee. All application and administrative fees are nonrefundable.
Visit the "Apply Online" tab in the website menu to start your online application, or feel free to stop in the office for a paper application during business hours.
Heat and electricity are individually metered and billed directly to residents from Consumers Energy. At Riverwalk, a flat fee for water is charged each month- $25 for one-bedroom units and $35 for two-bedroom units. At Pinehurst, water is individually metered and billed directly to residents from The City of Grand Ledge. Both communities have a $5 monthly fee for trash.
Security deposits will vary depending on qualifying criteria. Standard security deposits for both Pinehurst and Riverwalk start at $500.
Rent is always due on the first. A late fee and concession chargeback is assessed on the 4th of every month (even Sundays and holidays). The late fee is $75 at Pinehurst and $50 at Riverwalk.
You can pay rent by setting up your online account on our website. This allows you to use a bank account (no fee) or credit card (with fee) to make payments.
We are pet-friendly, allowing cats and dogs at Riverwalk Apartments and Pinehurst Townhomes. We allow up to two pets per apartment home. Please get in touch with the office to discuss pet policy restrictions.
Resident Questions
Yes, if the lease buy-out fee has been paid. A 60-day notice is required before vacating your apartment, and the lease buy-out fee is two times the rent amount. Without notice, the lease buy-out fee ranges from $2000-$3000. Please ensure you reference your signed lease agreement and confirm policies with your Property Manager, as there could be unique circumstances.
Service members can break their lease without penalty in certain circumstances through the Servicemembers Civil Relief Act (SCRA). Please get in touch with the property manager as soon as possible in this situation. You must provide written notice and a copy of your military orders.
Please let our office know if you love our apartments and want to refer a friend! We offer resident referral programs throughout the year and would love for your friends and family to join our community.
You may call the office, send an e-mail, or leave a message with the answering service. You may also submit work orders online if enrolled in our online services.
If someone is temporarily staying with you, please let the office know so we can accommodate parking. If someone is permanently moving in or staying longer than seven days, they must fill out an application to be added to your lease agreement.
We require a 60-day written notice, which you are responsible for, before moving out. If you need to move out at the end of your lease term, please remember to come in 60 days before the lease expires to provide your written notice.

We do not allow personal grills of any kind on the property.
If you are locked out during business hours, you can come to the office to be let back into your apartment. After hours, a locksmith must be contacted.
If you have lost your keys, you may have new keys made at our office during business hours for a small fee.

The place is beautiful this summer season! The parking lots have all been resealed, curbs freshly painted, the handicapped spaces are nice and fresh, it's looking sharp. Staff are helpful in taking time out of their day to assist residents in the community with questions."

I just moved into the Riverwalk Apartment complex -- and wow! The apartment is up to date with new appliances, the sight from my windows overlooking the backyard, river, trees, etc. is amazing. I love walking down to the trail nearby and enjoying the ledges and birds singing. Everyone I've met has been friendly so far and the building is fairly quiet. I'd highly recommend.

I’ve lived here for a little over a year and they’re fantastic at communicating anything going on with maintenance. I've lived at Riverwalk for over 3 years. Very cool renovated factory & it's on peaceful dead end street on the river with beautiful large park like setting behind building. The management & maintenance are very accommodating.
